Jessica Beebe · Livermore & the Tri-Valley
A plan that fits your move.
Your priorities shape the work. I help buyers, sellers, and investors understand their choices, prepare thoughtfully, and make informed decisions in Livermore, the Tri-Valley, and the East Bay.

Buying and selling at the same time
Before deciding what comes first, we look at your home’s condition and likely value, your ideal timeline, your preparation plans, and the financing options your lender confirms. Then we coordinate the next steps.
Buying a home
Private tours give you space to focus on the home itself. We use those visits to clarify your priorities, compare tradeoffs, and help you recognize the right fit when it appears. If you’re coming from Fremont, San Francisco, or Silicon Valley, we can explore how your space needs, budget, and commute fit together.
Selling your home
We discuss pricing, condition, and which improvements are worth considering before launch. I coordinate preparation and staging with my team and shape the marketing around the home’s features. You’ll understand the plan and the decisions along the way.

Luxury homes
Personal attention, down to the details.
Your schedule, preferences, and relocation needs matter. For a recent Blackhawk purchase, I arranged private tours around a buyer’s demanding work schedule and shared local dining and entertainment recommendations as they relocated from Pasadena.
My role is to keep the process organized and give you useful guidance before, during, and after the purchase.
Investment property
Start with the numbers and the purpose.
I work with first-time investors and experienced owners, including those considering a 1031 exchange as they look for a different property fit, maintenance burden, or location.
One first-time investor began his rental search in Livermore. After reviewing the numbers against his cash-flow goals, I helped him consider neighboring communities. He ultimately purchased in Antioch. The lesson: keep the investment goal in focus as you evaluate locations.
We can compare property options together. Your lender, tax advisor, and qualified exchange professional should guide financing and any exchange-specific requirements.
