Buying and selling, with a plan for both.
You don’t have to decide the sequence on your own. I begin with your current home, your next-home priorities, your timeline, and a lender’s assessment. Together, we work out a practical path and prepare for the points where timing may change.

Where do we start?
We start with a consultation. I assess your current home’s likely value and condition, hear your ideal timeline, and discuss what you’re willing to do to prepare it for sale. A lender helps you understand the financing options available to you.
How do we decide what comes first?
When financing and circumstances allow, my preference is to help you buy and move before preparing your former home for sale. That sequence worked for the Livermore clients in our featured story. It won’t fit every situation.
If buying first is not workable, we discuss expectations and backup housing plans before listing. Flexibility can give you more room to evaluate the next purchase without rushing to fill a housing gap.
Why tour homes before you list?
Seeing homes together helps me understand what you really need. I can then assess whether homes like that appear regularly or whether your search is unusually specific. That distinction influences how we plan the sale.
Private tours also give you room to compare homes without the distraction of a busy open house. You can ask questions, refine your priorities, and learn what tradeoffs feel acceptable.

What happens once the plan is in motion?
I coordinate the parts we can plan: preparation, staging, marketing, showings, and communication around the sale and purchase. When a decision depends on financing or negotiated terms, we address it with the right professionals rather than assume an outcome.
Questions clients ask
Should we sell first or find our next home first?
There is no single sequence for everyone. Your home’s condition and likely value, lender-confirmed financing, timeline, and the availability of suitable homes all help determine the recommendation.
Can we make an offer before our current home sells?
That may be possible. Before you rely on it, we need to understand your lender’s requirements, the terms you can offer, and what the seller is willing to accept.
What if our home sells before we find the next one?
We plan for that before listing. I ask you to identify a backup place to stay, and ideally another option, so you understand the practical choices if the dates do not line up.
Do we need to renovate before selling?
We first review condition, budget, timing, and the preparation you are willing to do. The plan may involve targeted cosmetic changes rather than a major project.
What if the home we want is hard to find?
We tour early and get specific about your priorities. If your requirements point to a rare property, that affects the timing strategy and how much flexibility we need.
